Accommodation
All our Rooms are Strictly Non-Smoking
We have four en-suite rooms, three on the ground floor and one on the first floor, plus two standard first floor rooms which share a bathroom. All our rooms are centrally heated with hospitality trays, hair dryers, towels and Freeview TV. Wifi is available also. We are open for guests all year round, except Christmas Day, Boxing Day & New Years Day. Our Family and Spa rooms have a separate reception entrance.
A 20% deposit will secure your booking
· All prices include a full English cooked breakfast or alternative.
· Rooms which are found to have been smoked in will incur an additional cleaning charge of £50.
· Well-behaved pets are welcome. A small charge will be made.
· We can cater for special diets if we are informed before your arrival.
· We have orthopedic chairs, ramps and room aids freely available for our less able guests (please ask for details).
Singles
From £28.00 per person per night for a standard room and from £40.00 - £64.00 for an en-suite double room (seasonal variations).

En-suite Rooms
For the
larger family, we can accommodate two adults and two or more children in our
spacious family room.
Costs are:- £32.00pppn for double bed. £34.00 pppn for twin beds.
Children
under twelve years old sharing with parents ½ the adult price.
Very young babies not requiring breakfast – Free. Older babies and Toddlers £5.00 pn. A cot is also available.
This double room is a bright, sunny room and ideal for the romantic couple.
Two people sharing costs from just £32.00 per person per night.
This room is equipped with spa bath and free- standing shower, washbasin and toilet. Accommodation consists of one double and one single bed. Cost is from just £32.00 per person per night, for double bed. £34.00 pppn for twin beds. Children under twelve years old sharing with parents ½ the adult price.
Twin En-suite
Our Family or Garden Rooms cost from £34.00 per person per night when used as twin en-suites.

We have two first floor rooms which share a bathroom as follows.

Bluebell Room
Family room accommodating two
adults plus one child from
£32.00 per person per night. Children under twelve years old sharing with
parents are ½ price.
Swimming Pool
The swimming pool is located in the grounds. It is available free to our guests
and heated during the season and is covered by a
permanent poly-tunnel.
The pool is open from May to September and is available to all of our guests, free of charge, except at times when it has been hired out to private parties.
The pool is available for exclusive hire at £12 per hour by arrangement for private parties.
We are registered with "The Caravan & Camping Club" as a listed site. Our paddock is in a quiet, secluded position, approximately half an acre in size and surrounded with trees. The site has drinking water, Elsan and refuse disposal points. Situated within the grounds of Briar Lea House the site enjoys the use of the swimming pool (£2 charge per person per hour and restrictions apply) and gardens. Our touring van rates for 2008 are £6 per night for up to two people plus an additional charge for extra persons of £2.00 per person per night. Own facilities essential. Sorry we have no amenities for tents.
